The GMAI Green Home Finance Roadmap for the Mortgage Industry

The Green Home Finance Roadmap, Delivered in partnership with: Green Finance Institute (GFI), Green Mortgage Advice Initiative (GMAI) and Mortgage Solutions

The Green Home Finance Roadmap (GHFR) sets out a shared vision for how the mortgage industry can mobilise capital to unlock sustainable, future-ready homes for every type of borrower.

Drawing on extensive industry feedback gathered at the 2024 UK Green Mortgage Summit and the 2025 Scottish Green Home Finance Summit, the GHFR consolidates insights from lenders, brokers, policymakers, retrofit experts and trade bodies into a practical, open-source framework for action.

The GHFR was developed in collaboration with the Green Finance Institue (GFI), the Green Mortgage Advice Initiative (GMAI) and Mortgage Solutions, and outlines five key themes for progress, distilled into a one-page action plan to inform industry action and firms’ strategic planning.

It is designed to evolve over time and serve as a benchmark for progress at future green home finance industry events.

This handbook seeks to inform brokers about different green home retrofit solutions and technologies by providing a profile of the options available and their associated opportunities and risks, as well as quality assurance standards.

Mortgage intermediaries have wide-ranging, long-standing and trusted relationships with homebuyers, therefore have an important role to play in the decarbonisation of UK homes. This resource will help them identify the opportunities and risks, quality assurance standards, and benefits across the housing value chain, as well as the policy landscape for home energy efficiency.
